Starwood Real Estate Income Trust, Inc. is a Maryland corporation formed on June 22, 2017, that elected to be taxed as a real estate investment trust (REIT) for U.S. federal income tax purposes starting with its taxable year ended December 31, 2019. The Company primarily invests in stabilized, income-oriented commercial real estate and debt secured by commercial real estate. Its portfolio mainly consists of properties in the United States, with global diversification through investments in properties outside the United States, particularly in Europe. To a lesser extent, the Company also invests in real estate debt, including loans secured by real estate and real estate-related securities. Starwood Real Estate Income Trust, Inc. is the sole general partner of Starwood REIT Operating Partnership, L.P., a Delaware limited partnership, through which substantially all of its business is conducted. The Company and the Operating Partnership are externally managed by an Advisor, an affiliate of Starwood Capital Group Holdings, L.P. The board of directors maintains oversight and policy-making authority, including responsibility for governance, financial controls, compliance, and disclosure. The Advisor is delegated authority to source, evaluate, monitor, acquire, manage, finance, and dispose of assets, subject to board oversight.
