Sun Communities, Inc. is a fully integrated real estate investment trust (REIT) that owns, self-administers, self-manages, operates, or holds an interest in, and develops manufactured housing (MH) and recreational vehicle (RV) communities in the United States, Canada, and the United Kingdom. The Company, including its subsidiaries like Sun Communities Operating Limited Partnership, Sun Home Services, Inc. (SHS), and Park Holidays subsidiaries, has been operating, acquiring, developing, and expanding MH and RV communities since 1975, and communities in the UK since 2022. For its MH and RV businesses, the Company leases individual parcels of land, or sites, with utility access for the placement of manufactured homes and RVs to customers. MH communities offer affordable housing, while RV communities provide affordable vacation opportunities, both complemented by amenities. Through SHS, a taxable REIT subsidiary, the Company markets, sells, and leases new and pre-owned homes to residents in its MH and RV communities. In the UK, the Company's communities are known as "holiday parks" and are primarily located at seaside destinations in the south of England. The Company sells homes to holiday homeowners who then lease a pitch at one of these properties through a site fee license arrangement. A select number of communities are operated by independent third-party contractors under management agreements, and others by lessees under ground lease arrangements.
