Presidio Property Trust, Inc. is an internally-managed real estate investment trust (REIT) that invests in a diverse multi-tenant portfolio of real estate assets. Incorporated in California on September 28, 1999, and reincorporated as a Maryland corporation in August 2010, the company changed its name from "NetREIT, Inc." in October 2017. Through its subsidiaries and partnerships, the company owns 10 commercial properties in fee interest and holds partial interests in two commercial properties via affiliates where it acts as general partner, member, or manager. These limited partnerships are referred to as "DownREITs," where the company has the right to exchange co-investor interests for shares of its Series A Common Stock or common stock under specific conditions. The company is also a limited partner in five partnerships and the sole shareholder in one corporation that acquire and lease model homes to and from homebuilders. Since 2015, Presidio Property Trust has focused its commercial portfolio primarily on office and industrial properties and model homes. Its commercial properties are located in Colorado, North Dakota, California, Maryland, and Texas. The commercial property tenant base is diversified with approximately 131 individual commercial tenants, including month-to-month leases, with an average remaining lease term of approximately 3.0 years as of December 31, 2025. As of December 31, 2025, one commercial tenant accounted for 6.90% of annualized base rent, and the ten largest tenants represented approximately 37.69% of annualized base rent.
