Tanger Inc. is a leading owner and operator of outlet and other open-air retail destinations in the United States and Canada. The company is a fully-integrated, self-administered, and self-managed Real Estate Investment Trust (REIT) focused on developing, acquiring, owning, operating, and managing these retail centers. As of December 31, 2025, Tanger's consolidated portfolio included 31 outlet centers and three open-air lifestyle centers. These properties collectively had a gross leasable area of approximately 14.0 million square feet, were 98% occupied, and housed over 2,600 stores representing over 700 store brands. In addition to its consolidated portfolio, Tanger held partial ownership interests in six unconsolidated centers, totaling approximately 2.1 million square feet, including two centers located in Canada. The company also managed one center, which encompassed approximately 457,000 square feet. All of Tanger's centers, with the exception of one joint venture center, operate under the Tanger brand name. The company's shopping centers and other assets are held by, and all operations are conducted through, Tanger Properties Limited Partnership and its subsidiaries. As of December 31, 2025, Tanger Inc. and its wholly-owned subsidiaries owned 115,097,359 units of the Operating Partnership, while Non-Company LPs collectively owned 4,662,904 Class A common limited partnership units.
