Our Company designs, constructs, and sells single-family homes in high-growth markets across the Southeastern and Southern United States. We focus on entry-level and empty-nest homebuyers, offering a personalized experience at affordable prices. Our business model is "land-light" and production-focused, meaning we primarily acquire finished lots through lot-option contracts from third-party developers or land bankers. This strategy reduces our upfront capital needs and aligns lot delivery with our home orders and starts, which we believe lowers operating and financial risk compared to homebuilders who own more land. As of both December 31, 2025, and 2024, 96% of our unstarted controlled lots were managed through lot option contracts. We use a single database enterprise resource planning (ERP) system called SMART Builder, exclusively licensed from an entity affiliated with the Founder Fund, to manage all construction processes and workflow scheduling in real-time. We also employ a partnership-oriented and relationship-based process called Rteam in our homebuilding operations.
