Omega Healthcare Investors, Inc. invests in healthcare-related real estate properties across the United States, the United Kingdom, and Canada. The company became publicly traded on the New York Stock Exchange in 1992 and operates as a single reportable segment. Omega has elected to be taxed as a REIT for federal income tax purposes and is structured as an umbrella partnership REIT (UPREIT). All of Omega's assets are owned, and operations conducted, directly or indirectly through its operating partnership subsidiary, OHI Healthcare Properties Limited Partnership (Omega OP). As of December 31, 2025, Parent owned approximately 95% of the issued and outstanding units of partnership interest in Omega OP, with other investors owning approximately 5%. Omega's investment portfolio primarily includes skilled nursing facilities (SNFs), assisted living facilities (ALFs), independent living facilities (ILFs), rehabilitation and acute care facilities (specialty facilities), and continuing care retirement communities (CCRCs). SNFs provide services such as daily nursing, therapeutic rehabilitation, social services, activities, housekeeping, nutrition, medication management, and administrative services for individuals needing assistance with daily living activities. ALFs offer assistance with daily living activities, allowing residents privacy and independence as they do not require constant supervision. This includes care homes in the U.K.
