NNN REIT, Inc. is a fully integrated real estate investment trust (REIT) formed in 1984. NNN acquires, owns, invests in, and develops high-quality properties that are primarily leased to tenants under long-term, net leases, requiring minimal ongoing capital expenditures. These properties are primarily held for investment. As of December 31, 2025, NNN owned 3,692 properties across all 50 states, the District of Columbia, and Puerto Rico. These properties have an aggregate gross leasable area of approximately 39,578,000 square feet and a weighted average remaining lease term of 10.2 years. As of the same date, 98.3 percent of these properties were leased. NNN operates as a REIT under Sections 856 through 860 of the Internal Revenue Code of 1986, as amended, and intends to maintain this qualification for federal income tax purposes. This structure generally exempts NNN from federal income taxes on taxable income distributed to stockholders, provided it meets specific REIT requirements.
