TPG Mortgage Investment Trust, Inc. primarily acquires and securitizes newly-originated residential mortgage loans in the non-agency segment of the housing market. Assets are obtained through Arc Home, LLC, a residential mortgage loan originator in which the company owns an approximate 66.0% interest, and through other third-party origination partners. Acquired loans are financed short-term using various financing lines, and TPG Inc.'s proprietary securitization platform is used for long-term, non-recourse, non-mark-to-market financing when market conditions allow. Through its ownership in Arc Home, the company also has exposure to mortgage banking activities. Arc Home is a multi-channel licensed mortgage originator and servicer that originates and sells residential mortgage loans, retaining mortgage servicing rights for certain originated loans. As of December 31, 2025, the investment portfolio (excluding Arc Home ownership) primarily included Residential Investments and Agency RMBS. Residential Investments primarily consist of Non-Agency Loans, Agency-Eligible Loans, Home Equity Loans, and Non-Agency RMBS collateralized by these loan types. Non-Agency Loans are loans that do not conform to government-sponsored enterprise underwriting guidelines and include Qualified mortgage loans and Non-Qualified mortgage loans, which are collateralized by a first lien mortgaged property. The company may also invest in other types of residential mortgage loans and related assets.
