THE MACERICH COMPANY

The Macerich Company acquires, owns, develops, redevelops, manages, and leases regional and community/power shopping centers across the United States. The Company operates as a self-administered and self-managed real estate investment trust (REIT). It conducts all operations through The Macerich Partnership, L.P., a Delaware limited partnership, in which the Company is the sole general partner and holds a majority ownership interest. The Company also operates through its seven management companies: Macerich Property Management Company, LLC, Macerich Management Company, Macerich Arizona Partners LLC, Macerich Arizona Management LLC, Macerich Partners of Colorado LLC, MACW Mall Management, Inc., and MACW Property Management, LLC. As of December 31, 2025, the Operating Partnership owned or had an ownership interest in 37 regional retail centers, which include adjacent office, hotel, and residential spaces, and one community/power shopping center. These 38 centers collectively comprise approximately 39 million square feet of gross leasable area (GLA). These centers are categorized as either consolidated centers or unconsolidated joint venture centers. The Company was organized as a Maryland corporation in September 1993.
