LXP Industrial Trust

We are a Maryland real estate investment trust (REIT) focused on Class A warehouse and distribution properties in the Sunbelt and lower Midwest regions. Class A properties are high-quality, well-designed, and efficiently constructed buildings. Most of our properties are under net or similar leases, meaning tenants cover nearly all costs like real estate taxes, utilities, insurance, and ordinary repairs, though some leases require the landlord to cover certain operating expenses. As of December 31, 2025, we held equity ownership in approximately 108 consolidated real estate properties across 14 states, totaling approximately 52.7 million square feet of space, with approximately 97.1% leased. Formed in 1993 and converted to a Maryland REIT in December 1997, our business is primarily conducted through wholly-owned subsidiaries. Our strategy involves expanding our portfolio in 12 target markets and maintaining a strong balance sheet. We acquire and develop Class A warehouse and distribution facilities in markets with strong income and growth potential. We collaborate with merchant builders on build-to-suit and speculative development projects. We own interests in approximately 514 acres of developable land in our target markets. This development strategy aims for higher returns than acquiring fully-leased buildings, and partnering with merchant builders helps mitigate development risks and overhead costs as partners typically handle land entitlement and most cost overruns.
