The St. Joe Company is a diversified real estate development, asset management, and operating company incorporated in Florida in 1936. As of December 31, 2025, the company owned 165,000 acres of land in Northwest Florida, down from 167,000 acres in 2024 and 168,000 acres in 2023. A portion of this land is within the Bay-Walton Sector Plan, which provides legal rights to develop over 170,000 residential dwelling units, over 22 million square feet of retail, commercial, and industrial space, and over 3,000 hotel rooms in Florida's Bay and Walton counties. The company also holds additional development rights outside this plan. Approximately 87% of its real estate is located in Florida's Bay, Gulf, and Walton counties, with about 90% of its land holdings situated within fifteen miles of the Gulf of America. St. Joe's operations are divided into residential, hospitality, and commercial segments. In the residential segment, the company primarily develops and sells homesites in various communities, mainly to homebuilders and, to a limited extent, to retail customers. Through an unconsolidated joint venture, homes are being built and sold in the Latitude Margaritaville Watersound community, an active adult residential development planned for approximately 3,700 homes. The hospitality segment includes the exclusive Watersound Club, which provides members access to golf courses, a beach club, and other recreational amenities. The company also owns, or jointly owns, and operates a portfolio of hotels, ranging from luxury boutique properties to branded hotels.
