Summit Hotel Properties, Inc. is a self-managed lodging property investment company organized on June 30, 2010, as a Maryland corporation. The Company focuses on owning lodging properties with efficient operating models designed to generate strong margins and investment returns. As of December 31, 2025, its portfolio comprised 95 lodging properties with a total of 14,347 guestrooms across 24 states. The Company owns its properties fee simple, with the exception of six hotel properties that are subject to ground leases. As of December 31, 2025, Summit Hotel Properties, Inc. owns 100% of the outstanding equity interests in 52 of its lodging properties. It holds a 51% controlling interest in 40 lodging properties through a joint venture with USFI G-Peak Pte. Ltd. ("GIC"), a private limited company incorporated in the Republic of Singapore, known as the "GIC Joint Venture." Additionally, the Company holds two 90% equity interests in separate joint ventures: the "Brickell Joint Venture," which owns two lodging properties, and the "Onera Joint Venture," which owns one lodging property. The GIC Joint Venture, formed in July 2019, acquires assets aligned with the Company's investment strategy. The Company acts as general partner and asset manager for the GIC Joint Venture, investing 51% of the equity capitalization, with GIC investing the remaining 49%. The Company earns fees for services provided to the GIC Joint Venture and may earn incentive fees based on achieving specific return thresholds.
