As of December 31, 2025, its portfolio consisted of 409 properties, totaling approximately 59,604,000 rentable square feet, located in 39 states, with an occupancy rate of 94.5%. This includes properties owned by Mountain Industrial REIT LLC, a consolidated joint venture where the company holds a 61% ownership interest in 94 properties across 27 states, comprising 20,978,000 square feet with 100.0% occupancy. The company's wholly-owned properties include 88 Mainland Properties in 33 states, with 21,833,000 rentable square feet and 95.7% occupancy, and 226 Hawaii Properties in Hawaii, with 16,729,000 rentable square feet and 85.8% occupancy. Additionally, the company holds a 67% ownership in one Mainland Property in New Jersey, totaling 64,000 square feet with 98.1% occupancy. As of December 31, 2025, the company also owned a 22% equity interest in The Industrial Fund REIT LLC, an unconsolidated joint venture. Mainland Properties, located in 38 contiguous states, accounted for 72.2% of annualized rental revenues, while Hawaii Properties, primarily on Oahu, Hawaii, represented 27.8% of annualized rental revenues. The weighted average remaining lease term for the total portfolio was 7.6 years, based on annualized rental revenues as of December 31, 2025.
