We are a vertically integrated real estate investment trust (REIT) that provides comprehensive real estate solutions for tenants in the technology and media industries. We acquire, reposition, develop, and operate high-quality office and studio properties in key technology and media hubs. Our main investment markets are Los Angeles, the San Francisco Bay Area, Seattle, New York, and Vancouver, British Columbia. As of December 31, 2025, our portfolio included approximately 13.9 million square feet of office properties and approximately 1.7 million square feet of studio properties, which feature 45 sound stages, production-supporting office space, and other facilities. We also hold land properties with approximately 3.2 million square feet of undeveloped density rights for office, studio, and residential use. Additionally, our production services assets include vehicles, lighting and grip equipment, production supplies, and the lease rights to an additional 20 sound stages.
