We are a developer of large-scale infrastructure designed to power the digital economy. Our primary focus is developing a "master-planned" data center campus in a business-friendly Northwestern U.S. location. This campus will be designed to be onsite-powered, providing tenants with dedicated, reliable energy generated on the property. A data center is a specialized, highly-secure building housing the physical hardware—servers, storage systems, and networking equipment—that allows businesses to process, store, and share digital information. Our data center campuses will provide four critical elements: Massive Power (constant electricity), Connectivity (high-speed fiber optic lines), Permitting (all necessary permits and approvals), and Building Sites (construction-ready sites with utilities). The industry classifies data centers into four categories: Enterprise (built and used by a single company), Managed Services (a third party handles technology and infrastructure for a client), Colocation ("Colo") (multiple companies rent space, cooling, and power while owning their own servers), and Cloud (massive facilities where providers like Amazon or Microsoft host data and applications). Our business model focuses on the infrastructure development stage of data center construction. We provide "construction-ready" sites that are pre-permitted and approved, fully equipped with the power and utilities necessary for a data center company to build and operate its facilities. A primary objective is providing onsite energy, specifically a natural gas-powered energy platform that offers 24/7 "baseload" power.
