Four Corners Property Trust, Inc. is a real estate investment trust (REIT) that owns, acquires, and leases properties for the restaurant and retail industries. The Company was incorporated in Maryland in July 2015 and became an independent publicly traded company in November 2015, following its separation from Darden Restaurants, Inc. Substantially all business is conducted through Four Corners Operating Partnership, LP, a Delaware limited partnership where the Company is a majority limited partner and its wholly owned subsidiary, Four Corners GP, LLC, is the sole general partner. Revenues are primarily generated by leasing properties to tenants through net lease arrangements, where tenants are responsible for ongoing property costs such as utilities, property taxes, insurance, common area maintenance, and maintenance and repair costs. The Company focuses on income-producing properties leased to high-quality tenants in major markets across the United States. Additionally, the Company generates revenue by operating the Kerrow Restaurant Operating Business under franchise agreements with Darden. The Company's strategy includes investing in additional restaurant and retail properties to expand and diversify its portfolio, aiming to decrease reliance on Darden and gain exposure to non-restaurant retail properties over time. The Company intends to purchase well-located properties occupied by durable concepts with creditworthy tenants whose operating cash flows are expected to meaningfully exceed their lease payments.
