These properties are well-leased, top-tier, modernized, amenitized, and well-located. ESRT's flagship property is the Empire State Building, which includes its Observatory. As of December 31, 2025, ESRT's portfolio consisted of approximately 7.9 million rentable square feet of office space, 0.8 million rentable square feet of retail space, and 743 residential units, all located in New York City. The office portfolio included 10 properties, with three being long-term ground leasehold interests, all situated in Manhattan. The company also holds entitled land in Stamford, Connecticut, zoned for either office or residential development. ESRT was organized as a Maryland corporation on July 29, 2011, and began operations on October 7, 2013, following its initial public offering. Its operating partnership, Empire State Realty OP, L.P., holds most of its assets and conducts most of its business. As of December 31, 2025, ESRT owned approximately 61.4% of the operating partnership units and, as the sole general partner, manages and controls the Operating Partnership. ESRT elected to be taxed as a REIT for U.S. federal income tax purposes starting with its taxable year ended December 31, 2013.
