General Equity Residential (EQR) is a Maryland real estate investment trust (REIT) that owns and manages rental properties in dynamic U.S. metro areas. Formed in March 1993, EQR conducts its multifamily property business through ERP Operating Limited Partnership (ERPOP), an Illinois limited partnership formed in May 1993. As of December 31, 2025, EQR, as the general partner, owned approximately a 97.6% ownership interest in ERPOP. All of EQR's property ownership, development, and related business operations are conducted through ERPOP, which holds substantially all of the Company's assets, including ownership interests in joint ventures. EQR has no material assets or liabilities other than its investment in ERPOP and does not incur debt, as all debt is incurred by ERPOP. The Company's corporate headquarters is in Chicago, Illinois, and it also operates regional property management offices in most of its markets.
