We are a publicly traded, self-managed equity REIT that focuses on the ownership, management, and repositioning of high-quality retail and mixed-use properties. We primarily invest through fee simple ownership, commercial loans, and preferred equity. As of December 31, 2025, we own and manage 21 commercial real estate properties across 7 states in the United States, totaling 5.5 million square feet of gross leasable space. Our business also includes Management Services, a fee-based business managing PINE, a portfolio of assets under a Portfolio Management Agreement, and Subsurface Interests under a Subsurface Management Agreement. Additionally, we hold a portfolio of four commercial loan investments and two preferred equity investments, classified as commercial loan investments. Regarding Real Estate Operations, there were no significant transactions during the year ended December 31, 2025. During the year ended December 31, 2024, we sold our remaining mitigation credits from a formerly owned mitigation bank. Also in 2024, we sold our portfolio of subsurface mineral interests, referred to as "Subsurface Interests," associated with approximately 352,000 surface acres in 19 counties in Florida. As part of this sale, we entered into the Subsurface Management Agreement to provide ongoing management services to the buyer. Our business also includes our investment in PINE.
