Blackstone Real Estate Income Trust (BREIT) invests primarily in stabilized, income-generating commercial real estate. The company focuses on various asset classes within the United States and, to a lesser extent, outside the United States. BREIT also makes real estate debt investments. The company was incorporated in Maryland on November 16, 2015, and is externally managed by an adviser, which is a subsidiary of Blackstone Inc. BREIT operates as the sole general partner of BREIT Operating Partnership L.P. (BREIT OP), a Delaware limited partnership, and holds substantially all its assets through BREIT OP. BREIT operates its business across nine reportable segments: Rental Housing, Industrial, Net Lease, Data Centers, Hospitality, Self Storage, Retail, Office properties, and Investments in Real Estate Debt. The Rental Housing segment encompasses multifamily properties and other rental housing types, including manufactured, student, affordable, single-family rental housing, and senior living. BREIT is a non-listed, perpetual life real estate investment trust (REIT) and qualifies as a REIT under the Internal Revenue Code of 1986, as amended, for U.S. federal income tax purposes. As of February 27, 2026, BREIT had received cumulative net proceeds of $80.2 billion from the sale of shares of its Class I, Class S, Class S-2, Class D, Class D-2, Class T, Class T-2, and Class C common stock in its continuous public offering and private offerings, and units of BREIT OP.
