BRANDYWINE REALTY TRUST is a self-administered and self-managed real estate investment trust (REIT) that acquires, develops, redevelops, owns, manages, and operates a portfolio of office, life science/lab, residential, and mixed-use properties. For the twelve months ended December 31, 2025, the company owned and managed properties across four segments: Philadelphia Central Business District (Philadelphia CBD), Pennsylvania Suburbs, Austin, Texas, and Other. The Philadelphia CBD segment includes properties in the City of Philadelphia, Pennsylvania. The Pennsylvania Suburbs segment covers properties in Chester, Delaware, and Montgomery counties in the Philadelphia suburbs. The Austin, Texas segment comprises properties in the City of Austin, Texas. The Other segment includes properties in Washington, D.C., Northern Virginia, Southern Maryland, Camden County, New Jersey, and New Castle County, Delaware. The corporate group handles cash and investment management, development/redevelopment of certain real estate properties during construction, and other general support functions. All references to "square feet" represent the net rentable area. The Parent Company, a Maryland REIT, was organized and began operations in 1986. It owns assets and conducts operations through the Operating Partnership and its subsidiaries. The Operating Partnership, a Delaware limited partnership, was formed in 1996, with the Parent Company acting as its sole general partner.
