Arbor Realty Trust, Inc. is a Maryland corporation formed in 2003, operating as a nationwide real estate investment trust (REIT) and direct lender. The company provides loan origination and servicing for commercial real estate assets through two business segments: its Structured Loan Origination and Investment Business and its Agency Loan Origination and Servicing Business. Through its Structured Business, Arbor invests in a diversified portfolio of structured finance assets within the multifamily, single-family rental (SFR), and commercial real estate markets. These investments primarily consist of bridge loans, along with mezzanine loans, junior participating interests in first mortgages, and preferred equity. The company also invests in real estate-related joint ventures and may directly acquire real property and invest in real estate-related notes and certain mortgage-related securities. Through its Agency Business, Arbor originates, sells, and services a range of multifamily finance products through Fannie Mae, Freddie Mac, Ginnie Mae, FHA, and the U.S. Department of Housing and Urban Development (HUD). Arbor retains the servicing rights and asset management responsibilities on substantially all loans originated and sold under the GSE and HUD programs. The company is an approved Fannie Mae Delegated Underwriting and Servicing (DUS) lender nationally, a Freddie Mac Optigo® Conventional Loan and Small Balance Loan (SBL) lender, seller/servicer nationally, and a HUD MAP and LEAN senior housing/healthcare lender nationally. Arbor also originates and retains servicing rights on "Private Label" permanent financing loans, underwritten using existing agency loan guidelines, and originates and sells finance products through conduit/commercial mortgage-backed securities (CMBS) programs.
