Medalist Diversified, Inc. acquires, repositions, renovates, leases, and manages income-producing properties. Formed in 2015 as a Maryland corporation, the company owns its investment properties and other investments through its operating partnership, Medalist Diversified Holdings, L.P., a Delaware limited partnership, which was formed on September 29, 2015. Medalist Diversified, Inc. serves as the sole general partner of this operating partnership. The company elected to be taxed as a real estate investment trust ("REIT") for federal income tax purposes from its taxable year ended December 31, 2017, through its taxable year ended December 31, 2025, and believes it operated in a manner qualifying it as a REIT during these years. The REIT election was revoked effective January 1, 2026. On March 2, 2026, the company changed its name from Medalist Diversified REIT, Inc. to Medalist Diversified, Inc. In 2025, the company launched a DST sponsorship platform to raise capital through private placement offerings by selling beneficial interests in specific Delaware Statutory Trusts (DSTs) holding real properties. On July 18, 2025, the company acquired a Tesla sales, service, and delivery facility located at 312 E. 9 Mile Road, Pensacola, Florida. This property consists of a 45,461 square foot, single-story building on 3.498 acres of land. On November 7, 2025, the company contributed this Tesla Pensacola Property to MDRR XXV DST 1, a wholly-owned subsidiary.
